Beyond Lighting: Buildings That Think

Automation, energy management, and life safety are no longer separate conversations. They’re about how people live, how buildings perform, and how spaces respond: intelligently, efficiently, and safely. MASQ brings the same design precision behind our lighting and AV work to how your building thinks, saves energy, and protects the people in it.

Three Services, One Philosophy

Every space we automate starts with the same question: how do the people in it actually live, work, and need to be kept safe? From there, the path splits into three distinct services, each built by MASQ specialists who understand both the technology and the outcome it needs to deliver.

Home Automaion
Home Automaion

For villas, apartments, and residences. A system tailored to how much control or simplicity you want in daily life; what we call assisted living.

Building Management Systems
Building Management Systems

For commercial towers, hospitality, and mega-projects. AI-driven, energy-focused, and engineered. With MASQ involved from the specification stage so you’re never locked into one vendor’s ecosystem.

What Sits Under Smart Buildings at MASQ

  • Lighting Control Systems — centralized or distributed control, tunable white and dynamic color scenes, daylight response and demand-based scheduling.
  • Smart Home Automation — see Home Automation →
  • Building Management Systems — see BMS →
  • Emergency Lighting & Central Battery Systems — see Emergency Lighting →
  • IoT Smart Systems — connected sensors and cloud monitoring for predictive maintenance and portfolio-wide insight.
  • Data Center Solutions — resilient power, cooling, and environmental monitoring for mission-critical facilities.

How We Work: Start to Finish

Whether the project is a single villa, a mixed-use tower, or a life-safety retrofit, MASQ follows the same disciplined process:

  1. Strategic Advisory & Concept Development — smart building strategy, feasibility studies, energy modeling, code compliance review, green building support
  2. Engineering Design & Integration — detailed BMS, home automation, and emergency lighting design, multi-protocol integration (KNX, BACnet, Modbus, DALI), control logic, cybersecurity for control networks, SCADA and custom dashboards
  3. Supply, Installation & Commissioning — value engineering, equipment supply, installation, testing, commissioning, performance verification, full handover documentation
  4. Operations & After-Sales Support — annual maintenance contracts, AI-based predictive maintenance, remote monitoring, monthly energy and compliance reporting, SLA-backed service

Home automation focuses on residential comfort and control (lighting, climate, shading, entertainment, security) tailored to how one household wants to live.

A Building Management System (BMS) operates at a larger scale, integrating and managing electromechanical systems (HVAC, electrical, energy) across an entire commercial or mixed-use building.

 No.

While both fall under MASQ’s smart building services and can be monitored from a connected platform, emergency lighting and central battery systems are a distinct, dedicated life-safety service, separate from BMS, which focuses on HVAC, electrical control, and energy management. Yes.

MASQ designs and installs home automation, BMS, and emergency lighting systems, often on the same development (for example, a residential tower with unit-level automation, building-wide BMS, and code-compliant emergency lighting throughout).
